COMMERCIAL FIRE PROTECTION & SPRINKLER SYSTEMS

Partner with a BlazeMaster® Fire Protection System to save lives and minimise property loss.

For more than 30 years, BlazeMaster® CPVC has been used in fire sprinkler systems protecting commercial buildings. Designed for approved fire protection applications, CPVC pipe and fittings provide a lightweight, corrosion-resistant alternative to metallic piping for new-build and retrofit projects.

Commercial fire protection requirements vary by building use, hazard classification, system design and local regulation. BlazeMaster CPVC is listed for light-hazard occupancies and can also be used in certain ordinary-hazard applications where the relevant listing, approval and design standard permit it. The first step in specification is to confirm the building classification and applicable standard before selecting pipework and fittings.

Commercial Sprinkler System Applications

BlazeMaster CPVC fire sprinkler systems are listed by the BRE Global Loss Prevention Board (LPCB) for light-hazard occupancies. Typical commercial and institutional applications include:

  • Schools, colleges and other educational institutions
  • Offices, excluding store rooms
  • Hotels, excluding kitchens, plant rooms and store rooms
  • Hospitals, excluding kitchens, plant rooms, store rooms and laundry rooms
  • Museums, excluding store rooms
  • Libraries, excluding areas where plastic materials are stored and stock rooms
  • Courtrooms
  • Care and nursing homes
  • Data processing rooms
  • Prisons
  • Churches and places of worship
  • Restaurant dining areas
  • Attics without storage

The suitability of commercial sprinkler systems depends on the specific occupancy, fire hazard classification, installation conditions and approval requirements. Areas such as kitchens, plant rooms, storage spaces and other higher-hazard rooms may require a different approach. Where a project contains mixed hazard classifications, each area should be assessed against the applicable standard and current product listing.

Why Specify BlazeMaster® CPVC for Commercial Fire Protection?

Commercial projects often need fire protection pipework to be coordinated around ceilings, services and occupied areas. BlazeMaster CPVC is lightweight and can be cut and joined using a solvent-cement process, reducing the need for hot works during pipe installation. This can be useful in refurbishment and retrofit projects where disruption, access and coordination with other trades are important considerations.

The material is inherently resistant to pitting and corrosion and to microbiologically influenced corrosion (MIC). Its smooth internal surface supports consistent hydraulic characteristics over the service life of the system, with a Hazen-Williams C-factor of 150 used for hydraulic calculations.

BlazeMaster CPVC pipe and fittings also hold a European fire classification of B-s1,d0. As with any commercial fire sprinkler system, correct design, installation, testing and maintenance are essential.

Commercial Fire Sprinkler Standards & Specification

Specification should begin with the standard that applies to the building, occupancy and jurisdiction. BlazeMaster Fire Protection Systems references include LPS 1260, BS EN 12845 and BS 9251, as well as NFPA standards where these form the project design basis.

For commercial buildings, BS EN 12845 provides requirements for the design, installation and maintenance of automatic sprinkler systems, including hazard classification. Product listings provide third-party confirmation of approved applications and installation conditions. On UK mixed-use projects containing domestic or residential areas, BS 9251 may also need to be considered.

The applicable design standard does not replace the product listing. Designers should check both the system requirements and the current approvals for the specific pipe, fittings, sprinklers and installation arrangement.

Commercial Fire Protection by Building Type

Offices and education buildings

Offices and education buildings
Commercial sprinkler systems in offices, schools and colleges must work around building services, ceiling voids and changing room layouts. Lightweight CPVC pipe and solvent-cement joining can support installation and later alterations without welding, subject to system design and listing requirements.

Hotels, care and healthcare environments

Hotels, care settings and healthcare buildings combine occupied areas with service spaces that can have different hazard classifications. Kitchens, plant rooms, laundries and storage areas should therefore be considered separately from approved light-hazard areas.

Data processing and technology spaces

Data processing rooms are included within the listed light-hazard applications for BlazeMaster CPVC. System design should still account for the specific room use, fire load, ceiling arrangement and other project requirements.

New build and retrofit

BlazeMaster CPVC can be used in both new construction and retrofit applications within its approved scope. Its low weight and solvent-cement joining method can be practical where access is limited or a building remains occupied during works.

Commercial Fire Protection FAQs

What types of commercial buildings can use BlazeMaster® CPVC?

BlazeMaster CPVC is listed for light-hazard occupancies including offices, educational buildings, hotels, hospitals, museums, libraries, care settings, data processing rooms and restaurant dining areas. Exclusions and conditions apply to some spaces, so suitability should be assessed by occupancy and hazard classification rather than building type alone.

Can BlazeMaster® CPVC be used in ordinary-hazard areas?

Certain ordinary-hazard applications may be permitted where the current listing, room conditions and applicable design standard allow them. Specifiers should confirm the latest applicable guidance and product approvals before finalising the design.

Which standards apply to commercial fire sprinkler systems?

Requirements depend on project location and building use. BlazeMaster Fire Protection Systems complies with LPS 1260, BS EN 12845, BS 9251 and relevant NFPA standards. Where BS EN 12845 forms the project design basis, its hazard classification and system requirements should be considered alongside current product listings. UK projects should also refer to current LPCB guidance where applicable.

Is BlazeMaster® CPVC suitable for retrofit commercial fire protection?

Yes, within approved applications. The pipe is lightweight and joined using a solvent-cement process, so welding is not required for pipe joining. The system must still be designed, installed and tested to the applicable standard.

Can BlazeMaster® CPVC pipe be installed exposed?

BlazeMaster CPVC can be used in approved concealed or exposed indoor installations, subject to relevant listing and installation requirements. Product guidance states an ambient temperature range of 2°C to 65°C, and BlazeMaster CPVC pipe and fittings are not listed for exposed outdoor installations. Current technical guidance should always be checked during specification.
