Are Sprinklers a Legal Requirement?

Government legislation as of November 2020 includes mandatory provision of fire sprinklers in buildings with a top floor height of 11 metres above ground level, including high-rise residential buildings. The threshold requirement was reduced from 30 metres. In 2021, BS 9251 (code of practice for fire sprinkler systems for domestic and residential occupancies) underwent major regulatory changes.

It is important to have access to up to date codes of practice and building regulations; the Orange Book contains BS 9251 guidance for designers and specifiers, BS EN 12845 hazard information and the latest LPCB guidance. 

 

How Often should CPVC Sprinkler Systems be Tested?

After a BlazeMaster fire protection system is installed and any solvent-welded joints have cured, the system should be hydrostatically tested, as per the requirements of BS EN 12845. 

Any further maintenance should be carried out in accordance with the Standard for Inspection, Testing and Maintenance of Water Based Extinguishing Systems as defined by the applicable standard.

As for the CPVC products themselves, BlazeMaster pipes and fittings are third party approved by FM Global, and appear in the FM Approval Guide, which includes engineering data and technical information on the application and use of listed products.

Can CPVC Sprinkler Pipe be Exposed?

BlazeMaster CPVC sprinkler pipe is approved for installation in areas where ambient temperatures are within the range of 2°C to 65°C (35°F to 150°F). 

Piping systems must be laid out to ensure the piping is not closely exposed to devices that generate heat in excess of 65°C (150°F) such as light fixtures and steam lines.

If the installation is in an area subject to freezing temperatures, the sprinkler system must be protected from freezing. A frozen system will not only be deactivated, but the pressures that may build up can cause the sprinkler heads to open or damage the pipes.

How Environmentally Friendly is CPVC Pipe?
